The viewing of your property
starts in the buyer’s own living room.
A tour shows what ten photographs cannot: how the rooms connect, how high the ceiling is, where the light falls. Anyone who still comes to see the house afterwards has already made up their mind — we show fewer people round, but the right ones.
The tour runs on my.immo.expert, our own domain.
Your property goes
to them, at home.
Not every buyer lives nearby. A digital tour delivers the full impression right into their living room — even if that room is in Cologne, Amsterdam or Luxembourg.
Buyers from further afield
Nobody drives two hundred kilometres for a first look round. With a tour they don’t have to — so they don’t drop out of the running before they have started.
More people see it
A virtual viewing costs nobody an afternoon. That is precisely why far more people look round your property than would ever open a set of photographs.
Nothing is left out
No wide-angle lens stretching the rooms, no corner the photographer decided to skip. Buyers walk through it themselves and see the lot.
Fewer viewings.
Better buyers.
Anyone who has seen the tour and still turns up has made a deliberate choice. Anyone the layout doesn’t suit works that out on screen and never gets in touch. Instead of ten appointments with browsers, you hold three with people who want to buy.
- Open around the clock, on any device
- To-scale floor plan from the same scan
- With a measuring tool for buyers, if you want it
Your home.
Not your private life.
Most people selling a house are still living in it. Family photographs, clothes, a cellar full of things — all of that would otherwise go online with it. Plenty of owners would rather it didn’t, and they have a point.
We scan the property as it is and clear it digitally afterwards. We will furnish it again if you want. Buyers see the rooms, not your daily life.
Worth doing
even without a sale.
A tour isn’t only a sales tool. If you let property, there are two quite different reasons to have one.
The condition, on record
Scan the flat in spotless condition before the tenant moves in. When they move out you have something solid to point at — no argument about how it looked before.
Re-let without the empty months
When a tenant gives notice you can advertise straight away, using the original tour, without putting the current residents through a string of viewings.
The running costs, openly
Tours hosted long term carry a fee from the provider. On a sale that hardly registers; for long-term use we will work the figures out with you first.
Looking twice
costs nothing.
After a viewing, half of it has gone again. Was the kitchen really that big? Will the wardrobe fit on that wall? The tour stays open for as long as you need it.
Measure it yourself
The measuring tool works inside the tour: wall lengths, door widths, ceiling heights. Whether the sofa fits through the door is settled before moving day.
Again, in your own time
Go back over everything at home after the viewing — on your own, or with the family round the same screen.
Start planning the move
Once you have decided, the tour is where you plan it: which room for whom, where the desk goes, what is coming with you at all.
What comes out of it.
The scan measures the property with a laser rather than an estimate. Four exposures per position, HDR, so even rooms shot against the window still show something.
Walkable tour
Buyers move from room to room, look around and judge the sizes correctly.
To-scale floor plan
From the same measurements, with nobody walking the house with a tape measure. For millimetre-accurate drawings there is a separate route, which we will explain if you need it.
Dollhouse view
The whole building, rotatable from outside. Shows how the floors fit together at a glance.
Digital decluttering
On request we clear the rooms digitally and furnish them again. Buyers see the property, not the previous owner’s belongings.
