First impressions
are made on a screen.
Long before anyone sets foot in your property, they have already seen it — in a list of search results, next to twenty others.
What makes the difference.
Good photographs don’t sell a poor property. But poor photographs will stop a good one from selling.
Property photography
Shot in the right light, straight lines, no wide-angle distortion. The property should look like it is — just at its best.
Read more360° tour
The walkable tour, with a to-scale floor plan from the same scan. Buyers see the layout before they set off.
Read moreProperty brochure
Complete documents, correct energy figures, and copy that describes the property instead of selling at you.
Read moreAerial photography
Plot boundaries, position in the village, which way the garden faces: explained from the air in a single image. Especially for larger estates and building plots.
Read moreIts own property page
Every property gets its own address on immo.expert — easy to forward in any message and findable on Google.
Read moreSocial media post
The same shots become a post for Facebook and Instagram — for everyone who isn’t actively searching but should see your property anyway.
Read moreOne room.
Two versions.
On the left, the room with the owners’ belongings in it. On the right, the same room cleared digitally and furnished properly. Buyers see straight away how they could lay it out and use it. You can walk through both.
The furniture in the right-hand tour is added digitally and is labelled as such in every brochure. Structure, measurements and floor plan are untouched.
Clear it out.
Or fill it up.
Full rooms show somebody else’s furniture. Empty rooms look smaller than they are. Both cost you buyers — and both can be solved on screen, without a removal van turning up.
Digital decluttering
Full cellars, other people’s furniture, personal belongings: in a photograph they distract. We clear the rooms digitally — the property stays exactly as it is, you can simply see it again.
Digital staging
The same in reverse: an empty room gets a bed, a table and a rug, all to scale. Buyers see what fits instead of having to guess.
Honestly labelled
Every edited image is marked as such. Anyone who then views the property gets no nasty surprise — and that is the whole point.
Walkable and decluttered
The 360° tour can be cleared digitally too. Buyers move through the rooms without tripping over somebody else’s belongings.
To-scale floor plan
Aus demselben Scan, ohne zweiten Termin. Zeigt die Aufteilung des Hauses, die auf Fotos nicht zu erkennen ist.
Dollhouse view
The whole building, rotatable from outside. One look and the layout of the floors is clear.
